Demand for real estate in Alys Beach, Florida, has soared over the past years

Alys Beach occupies 640,000 square metres on the coast of the Gulf of Mexico in Northwest Florida. The community is incredibly popular among buyers despite strict development and decoration rules. This might actually be a part of its charm: the white stucco walls and stone-paved driveways are reminiscent of cosy streets of Greek islands.

Over the past few years, the demand for housing here has soared, as have the prices. For instance, in Q1 2023, the average selling price in Alys Beach reached $5.74 million, which is 25% more than $4.59 million in the same period last year.

Andrés Duany, the urban planner, intended to create a space where walking would be comfortable, yet privacy would be preserved. For this purpose, many houses are built around inner courtyards—a solution inspired by Guatemalan architecture. This helps to achieve privacy on a relatively small area. The high population density makes Alys Beach a cost-effective location for restaurant owners and keeps the public life active. Many exciting establishments are found here, e.g., a beach club, a wellness centre, and a nature preserve.

The residential community is 50% developed and 65% sold out, which clearly evidences its popularity among buyers.
