New real estate laws come into force in Florida on July 1

A series of bills concerning real estate were passed by the 2022 Florida Legislature and signed by Governor Ron DeSantis. Here is the list of novelties:

  1. Hometown Heroes Housing Program. $100 million from the 2022-2023 fiscal year budget will be spent on Hometown Heroes Housing Program. It is aimed at helping qualified firefighters, law enforcement officers, teachers, nurses, and other representatives of hero professions to become homeowners. These persons will be entitled to zero-interest mortgage loans.
  2. Home hardening and other tax breaks. The home hardening initiative provides sales tax relief to homeowners who harden their real estate from hurricanes. The bill also includes an abatement of all property taxes for owners of the apartments that collapsed in the Surfside tragedy.
  3. Private property rights. This bill will help homeowners who wish to prune, trim, and remove vegetation that presents a danger to their property.
  4. Water quality. Creation of water quality enhancement areas will now be allowed in Florida. Environmentally friendly systems will be constructed, operated, and maintained to provide water treatment.
  5. Preventing unlicensed real estate activity. The Legislature will allocate up to $500,000 to combat unlicensed real estate activity.
  6. Everglades Restoration. The 2022-2023 fiscal year budget includes funds for restoration of the Everglades National Park. The state authorities believe that after the performed work, landmarks in this area will attract even more tourists, which will significantly increase the income of Florida landlords. $425 million will be allocated to park restoration.

All the above bills are aimed at improving the quality of life of the Florida population and local property owners – yet another proof that local authorities care about the citizens’ lives and safety.
